What we do

Planning drawings
Existing and proposed plans, elevations, sections, site and location plans for householder, full and change of use applications – including lawful development certificates for permitted development schemes.
Building Regulations drawings
Detailed construction drawings and specifications covering structure, fire safety, insulation, drainage and ventilation, ready for the local authority or an approved inspector.
Measured surveys
Site-measured or laser-scanned surveys of the existing building converted into clean CAD floor plans, elevations and sections – the base for every good design.
Build over / near agreements
If your foundations come within 3 m of a public sewer you need the water company’s consent before you build. We prepare the drawings and manage the application.

3. Design & drawings
You review the proposed drawings and we revise them until you are happy, then we prepare the submission pack.
4. Submission & approval
We submit to the council, building control or the water company and deal with their questions until a decision is issued.
