Planning drawings
Existing and proposed drawings for householder and full planning applications, prepared to your local planning authority’s validation checklist and submitted on your behalf.
What is included
A planning application in England must be accompanied by a specific set of drawings, and an incomplete set is the most common reason an application is not validated. A typical package from us includes:
- Location plan at 1:1250 or 1:2500 with the site outlined in red
- Block / site plan at 1:200 or 1:500 showing the proposal in context
- Existing and proposed floor plans
- Existing and proposed elevations
- Existing and proposed sections where required
- Roof plans for loft conversions and roof extensions
- Design and access statement or planning statement where the council requires one
- Completion and submission of the application via the Planning Portal
Types of application we prepare
Householder applications
Rear, side and wrap-around extensions, loft conversions with dormers, outbuildings, porches and garage conversions to an existing house.
Full planning applications
New dwellings, flat conversions, change of use, HMOs and commercial alterations, including the supporting documents the council asks for.
Lawful development certificates
Where a scheme falls within permitted development rights we prepare a certificate application so you have formal confirmation before building and for any future sale.
Before we draw anything
We check the planning history of the property, whether it sits in a conservation area or is subject to an Article 4 direction, whether the house is listed, and which Local Plan policies and supplementary design guidance the council will apply. This shapes the design from the start rather than being discovered after a refusal.
Frequently asked questions
Do I need planning permission for my extension?
Many single-storey rear extensions, loft conversions and outbuildings can be built under permitted development, but the limits depend on the size, height, materials and the property’s designation. We will tell you which route applies before quoting.
How long does planning take?
Councils have 8 weeks to determine a householder application and 13 weeks for most full applications, from the date the application is validated. Allow time before that for survey and design.
What does the council charge?
The planning application fee is set nationally and paid to the council on submission. It is separate from our fee and we will confirm the current amount for your application type.
Can you handle the Building Regulations drawings as well?
Yes. Most clients ask us to carry on with the Building Regulations package once planning is approved, so the same team sees the project through.
