Building Regulations drawings
Technical construction drawings and specifications that show how your project will comply with the Building Regulations – ready for the local authority or a registered building control approver.
Planning permission is not building control
Planning decides whether you may build; the Building Regulations govern how it is built. Almost every extension, loft conversion, structural alteration or conversion needs building control approval, whether or not it needed planning permission. A full plans submission checked before work starts gives you, your builder and your future buyer certainty.

Full plans or building notice?
A building notice lets work start quickly but nothing is checked in advance, so compliance problems are found on site when they are expensive to fix. We recommend the full plans route for anything involving structure, fire safety or an extension, and we prepare the drawings so that the building control body can approve them before your builder starts.
Structural engineering
Where beams, padstones, foundations or steelwork are needed we coordinate with a structural engineer so that the drawings and calculations are submitted together as one package.
Frequently asked questions
Who checks the drawings?
Either the local authority building control team or a registered building control approver (formerly an approved inspector). We can submit to either and will recommend the better option for your project.
Does a loft conversion need Building Regulations approval?
Yes, always. A loft conversion involves new floor structure, stairs, fire safety and insulation and must be approved and inspected.
What is a completion certificate?
It is issued by building control once the work is finished and inspected. Solicitors ask for it when you sell, so keep it safe.
